Replacing central air and heating in your units can be an extremely costly capital expense. Boilers are also another very expensive replacement. We can replace them for you or, in many cases, retrofit them for you. Some battles are worth fighting, some are not. It all comes down to how much added value is contributed to your property and what your return on investment (ROI) is.

If your central air conditioning unit is more than 12 years old, replacing it with an ENERGY STAR qualified model could cut your cooling costs by 30 percent.

Energy efficient qualified central air conditioners have a higher seasonal efficiency rating (SEER) than standard models, which makes them about 14% more efficient than standard models.

Space cooling accounts for roughly 15% of electricity used in commercial buildings - second only to lighting. So if your multi units are in a multi-storied building(s) you are paying for the common area air.

Energy efficient qualified light commercial HVAC equipment uses 7-10% less energy than standard equipment.
These products can save your complex approximately $3-4 per square foot over the life of the equipment. For example, a 12,000 square foot building using an ENERGY STAR qualified HVAC product, could save $36,000 to $48,000.

Whether gas or oil, ENERGY STAR qualified boilers use about 6% less energy than a standard boiler.


Qualified boilers have an annual fuel utilization efficiency (AFUE) rating of 85% or greater. They achieve greater efficiency with improved features, including:
*electric ignition, which eliminates the need to have the pilot light burning all the time
*new combustion technologies that extract more heat from the same amount of fuel
*sealed combustion that uses outside air to fuel the burner, reducing draft and improving safety
If you are going to own your complex for a long time (over 5 years) then a serious look into the efficiency of your central air and boilers is a wise idea. Potential replacement of very old units (more than 20 years old) should be considered in all situations.


If your properties currently have boilers and you want a lower cost alternative for energy savings, compared to boiler replacement or micro chp installation, then we would suggest installing regulators on your boilers. They are essentially temperature controllers that allow off peak hour water to not be as hot. For example you can remotely control the temperature of your domestic hot water to be 91 degrees from 11 pm to 5 am and 96 degrees from 5 am to 11 pm. This can save you a tremendous amount.
